Real estate briefs: Hedwig Village office building changes hands

800 Builders, a private real estate investment firm based in Houston, has purchased the 189,162-square-foot Echo Lane office complex on 3.8 acres in Hedwig Village, from Velosis. Rudy Hubbard, Kevin McConn and Rick Goings with JLL represented the seller. During its ownership, Dallas-based Velosis boosted occupancy in the property at 950 and 952 Echo Lane from 83 percent in 2012 to 97 percent at the time of sale. Velosis bought the 77 Sugar Creek office building in Sugar Land last year.

Dallas-based Westmount Realty Capital has sold the 362-unit Beverly Palms Apartments at 6061 Beverly Hill near the Galleria to a local investor. Westmount renovated the property after acquiring it in 2012.

Larkspur Shadow Creek has purchased 9.5 acres near the northeast corner of Shadow Creek Parkway and Kingsley Drive in Pearland as the site of a new senior living project. Brad LyBrand and Brad Elmore of NewQuest Properties represented the seller, A-S 143 SC Ranch LP, an entity of NewQuest Crosswell. Kennedy Davis of BWH Capital represented the buyer.

Humble Independent School District has acquired 19.9 acres in the 13000 block of West Lake Houston Parkway in the Lakewood Pines subdivision in Atascocita. The property was purchased KB Home Lone Star for the future site of Elementary School No. 29. Mark Wimberly of Houston Commercial Development represented the Humble ISD.

Houston-based KDW has completed an expansion project totaling more than 41,000 square feet of facilities for high-school-age campers at the Pine Cove Christian Summer Camp in Columbus. The new 40-acre camp at 1237 Papa Bear Lane includes 20 camper cabins, a dining hall, kitchen, gym, meeting space, game room lounge and outdoor seating.

Walters, Balido & Crain renewed and expanded its lease to 9,439 square feet square feet at Woodlake Park, 2500 Tanglewilde. Terri Torregrossa of Moody Rambin represented the landlord, Woodlake (Texas) Properties.

Comfort Systems USA has extended its 17,900-square-foot office lease at 675 Bering Drive. Chris Lewis and Jill Nesloney of Lee & Associates represented the landlord, Griffin Partners 675 Bering. Anya Marmuscak with JLL represented the tenant. Also, Matagorda Production Co., represented by S.E. Covington, extended its lease in the building.

American Vending Sales has leased 18,000 square feet at 8801 Jameel Road. Reed Vestal, Taylor Schmidt and Chris Nash of Lee & Associates represented the tenant. Jeremy Lumbreras and Blake Warren with Stream Realty Partners represented the landlord, GLP US Management.

Abelia Investments has purchased the 28-unit Del Isle Apartments, 4321 Bernardo De Galvez Ave., Galveston. River Oaks Equity Partners represented the seller, Zia Living No.1, and procured the buyer.

SAO Global has purchased a 3,072-square-foot building at 4116 Rose Way Lane on 37,600 square feet of land off U.S. 90 and plans to develop an office/warehouse park on the site. Barrett Von Blon of Davis Commercial Real Estate represented the seller, GBread Corp.
